Marketing Plans

Residential Management's staff will develop a marketing plan that meets your objectives and can fit any size budget. The marketing plan we put together will provide a detailed situation analysis that includes an external analysis of the market competition and environmental factors. In addition, specific marketing objectives that provide direction and a time frame for marketing activities.
Advertising Coordination

Residential Management Company's staff will coordinate all aspects of the marketing strategy with an advertising firm of your choice. We will create advertisements in media types tailored to your specific apartment complex. RMC can work with any size budget to create an advertising package that works for you. Newspapers, apartment renter's guides, and internet websites are only the beginning of the many ways we can advertise your apartments.
Operational Budgeting

Annual development of an operating budget presenting projection of cash available or required to operate monthly - taking into consideration the seasonal aspects of apartment operations.
Government Compliance Issues

Residential Management Company employees regularly attend seminars and conferences at the local, state and national level to stay current with the ever changing government policies and compliance procedures. Managers and leasing staff are trained in Fair Housing as well as specific programs for Tax Credit, Section 8, and conventionally financed properties.

Staff members are sent to training workshops and conferences to meet criteria for industry designations. Our property managers and site managers hold titles such as Certified Apartment Managers (CAM), Certified Apartment Maintenance Technicians (CAMT), Certified Occupancy Specialists (COS), Registered Apartment Manager (RAM), Certified Credit Compliance Professional (C3P) and Licensed Real Estate Agents and Brokers.

We prepare quarterly and annual compliance reports for LIHTC properties.
Human Resource Management

Residential Management Company will perform all staffing and personnel practices. We will recruit, hire, train, and promote persons in all job titles without regard to race, color, religion, national origin, sex, age, or physical or mental disability.

A capable staff will be maintained which will offer a unique combination of the specialized skills and experience necessary to effectively handle the important responsibilities involved in managing a multi-housing development.
Personnel Evaluations

Residential Management Company will perform all personnel evaluations and decide the responsibilities of each employee. Personnel can be given promotions to larger projects when their skills are such that advancement to a position of more responsibility is warranted. RMC has a flexible pay scale to fit your budget and compete effectively in the job market.
Payroll Services

Residential Management Company is able to perform all your payroll needs. We are equipped with a payroll program that allows us to have payroll "in-house." Our human resource staff is able to administer an employee benefits package, defend unemployment claims, file OSHA and Worker's Compensation reports, electronically submit payroll tax payments, and file quarterly tax returns.
Bookkeeping & Records

Residential Management Company uses Skyline Property Management Systems software to perform all bookkeeping functions. This program allows us to produce reports for accounts payable and accounts receivable, as well as, run occupancy reports and general ledgers. Reports can be tailored to meet your needs at anytime.
Development Consulting

Residential Management Company is able to assist developers and property owners in the areas of acquisition, financing, construction, remodeling, and housing programs.
Tenant Selection Criteria

Residential Management Company follows all plans and procedures for achieving a maximum level of occupancy that complies with the State and Federal Fair Housing Laws. Our successful experiences in fair housing makes us experts in tenant selection.

Screening criteria includes previous landlord references, credit history, housekeeping inspections, and criminal history. RMC has an onsite credit check program that allows us to perform a credit check within minutes.

As a result, every complex we manage maintains high occupancy rates and low turnover.
Leasing

Residential Management Company's years of experience is most useful when it comes to leasing. Our on-site staff is trained in all leasing requirements and the application process. Waiting lists are kept to ensure that a unit does not sit vacant for an unreasonable amount of time.

Site managers offer new tenants a tour of the project, pointing out features such as play areas and laundry facilities. We train our staff to treat people with respect and help them find the home they have been searching for at your property.
Rent Collection

Residential Management Company's staff collects all deposit and rental fees due from the resident. RMC also handles the billing and collection of extra charges such as late fees or damage fees. We also work with local social agencies and housing authorities for financial assistance. RMC will establish and implement policies and procedures for collecting rent on a timely basis.
Maintenance

Residential Management Company practices preventative maintenance, maintenance repairs, and resident response services. Inspections are done on an annual, semi-annual, or quarterly basis of every individual apartment unit to identify and correct any present or potential maintenance problems.
Housekeeping

Residential Management Company recognizes that good housekeeping with help prevent maintenance and pest problems in the future. A housekeeping inspection is done along with the maintenance inspection on an annual, semi-annual, or quarterly basis.
Resident Relations

Our managers and their staff are trained to treat residents with respect and fairness. We recognize it is necessary to follow the principle of seeking the greatest good for the greatest number.
Condominium Management

A. Operating Budget

Annual development of an operating budget presenting projection of cash available or required to operate monthly - taking into consideration the seasonal aspects of apartment operations.

B. Collection of Fees and Assessments

Residential Management Company's staff collects and deposits all association fees due from the resident. RMC also handles the billing and collection of extra charges such as late fees or damage fees. RMC will establish and implement policies and procedures for collecting dues on a timely basis. Also, coupon books will be made for monthly association dues.

Residential Management Company will send delinquent notices to any residents who are late in the payment of the their association dues. If necessary, RMC will assist the board in filing a lien on a delinquent resident.

C. Distribute Financial Statements

Financial statements can be tailored to the needs of the Board of Directors. Our computer system can customize the statements to be as detailed or summarized as a boards prefers.

D. Maintenance and Repairs

Residential Management Company practices preventative maintenance, maintenance repairs, and resident response services. Periodic inspections are performed to monitor the condition and overall appearance of the property. RMC will seek out bids for all contracted services such as snow removal and landscaping.
